Just a quick little update - I am still around, I read every now and then so if you want me, send a pm.
My youngest is having hearing loss due to overlarge adenoids, so she is having tubes put in and her adenoids checked and possibly removed on October 15th. (This after poking her little back 26 times to discover if the runny nose and stuffed ears was due to allergies - she had NO allergic reactions to anything they poked her with.)
My middle child is having sporadic issues, but is learning to deal with them. The sleeping is better, but she still has problems with nightmares. The melatonin worked great.
My oldest child is involved in band for the first time this year (flute), volleyball (also first year) and tried out for her school play. I can't believe how big my girls are getting!
Harry has one semester to go before he finishes his AA. Our partnership-relationship may be ending at that time, as I am increasingly unhappy with things continuing as is, but if it does it will be amicable and as friends. He started a part time job at crazy hours, so we are trying to adjust.
As for me, work is crazy, and financially I am majorly screwed. My rental place sale fell through, and to put it on the market would put the sale a minimum of 20k below what I owe. To get it upgraded to rent again is costing thousands of dollars I don't have. At this point I am just trying to hold it together until I can get someone in there. Gotta love having good credit so I can credit card surf! (Even that is coming to an end - you can only do that so long before your credit rating drops.)
Overall, it has been very stressful, and up in the air, and I have been sick for almost a full week now. Life is chugging on, and we are keeping our heads above water, and managing to have some fun too. I would say we are generally happy, with occasional issues and a busy stressful schedule.

If you have a Place to rent You might say: The rent is lower *IF* you fix it up You would have to make sure they REALLY fix it up And not just say they will P.S. If you rent to someone, you have to give them a Smoke Alarm That is the main thing that Renters have to have I worked at a Lumber Yard the had a bunch of rent property years ago That was the Law

Wish I could, Frecks, but the law here is you need a license before you can rent - and they won't give you a license until all the work is done and inspected. And this isn't the kind of work I could let a renter do - either the chimney needs to be fixed or both the furnace and water heater need to be replaced (so they don't vent to the chimney anymore). Not there is a problem with the chimney, but because there MIGHT become one... ugh. There is plumbing that used to be fine but no longer meets code (needs to be done by a licenses plumber with a city permit). We not only need lots of smoke detectors (already had them) but we need a co2 detector for each bedroom. There is just a bunch of little things, plus some of those big ones - and they all take time and money, both of which I have short supply of as it is. I wish I could let the stupid thing go back to the bank, but not only would that tank my credit, but my ex's, as it is our last joint-owned property.

Shey -- welcome back.
I am very sorry to hear that you and Harry might be coming to an end, but of course glad to hear that this will probably not result in you being devastated. Are you both kinda resigned to your relationship petering out, or do either or both of you have any interest (or engergy) in fighting for it?
I am wishing the very very best for your children, and best of luck with the finances.
What is your cat situation, btw?

I would fix the Chimney instead of replacing Water Heater @ Furnace
It might be better to just sell it as a Fixer Upper
You can Sell it at No Money Down
At $500.00 a month at 19 Percent Intrest
For 40 Years
Or something like that
I bet you could sell it in a Week

Still have all four cats - all are fixed but with claws - I am very much regretting that on two of them. One likes to attack anything under a sheet, one likes to climb (and snag) my work pants... They are all so sweet and wonderful though! My littlest baby is now looking like a grown up cat but he still snuggles in my hair and is lovey.
Frecks - if I sold it as is I would lose 20k - it costs less than 20k to fix it up and rent it - and hopefully it would sell for more later.

Oh, and I will be devastated when it ends, I do love him very much... but if it does, it will be because it is for the best. I want more than he is willing or maybe able to give... and if it isn't something he wants too, we will just both end up more miserable.

Welcome back! Youve got a ton of stuff going on, but it sounds like you are handling it all with a cheerful outlook. I hope the rental turns works out for you. Heck, even smoke detectors are $20 a piece. Since the property is still jointly owned, is the ex helping with the cost and time it is taking to fix it up?

Would it be possible to do a rent to own type deal with someone for a lower amount for the first _____years so they could make the improvements themselves.
You would be *selling* it so it would not have to meet the same standards as renting, but you would not have to sell for such a small amount.

No, the ex took himself out of the rental - any loss is mine, any profit is mine, so long as I don't take his credit down with mine. He might be willing to help with the manual labor part, but he now lives 3 1/2 hours away, so it just isn't practical or possible. Plus, the house he bought to be close to the girls (2 blocks away) is now a financial drain on them because he can't sell it either!
As for the rent to own thing- it is still considered renting. Even if I just have them pay the bills, don't put one penny in my pocket, it is considered renting and I would get socked with a $1000 fine (the inspector made VERY sure I was aware of this rule.) The only way I could have someone live there is if I paid all the bills myself, like if I let my relatives stay there absolutely for free, etc. They basically have me trapped. In fact, even if I have a contractor coming to finish the work, it isn't "done" and I can't get a license, can't let anyone live there. In normal days, the house is worth 75k only - now, I would have to sell it for 45 - I owe 65. It is such a cheap little thing, to have me so trapped, it is frustrating.
I swear, if I could get it burned down without being caught I would! lol! What is even more funny, is my old neighbor (I used to live there, so I know the neighborhood) says she promises she wouldn't call the fire department until hers caught and burned too! LOL! Never my kind of luck, though, I will just pay thousands of dollars and get in crappy renters who screw me over, so both Harry and my ex can tell me how stupid I am for letting them walk all over me (as if I have a choice, and as if they are helping!) UGH.
(Oops, I guess there goes my cheerful outlook - this rental thing is obviously one of the reasons I was too stressed to be here).

If you make a land contract so you are selling the house...it is not legally considered renting.

The only kind of land contract would be a sale, with title transfer, and I couldn't get what I need in that deal. If it is a deal with a contract that stays in my name, my county considers that a rental, and no matter what way I label it, they fine me. Stupid, isn't it? I am not on anything, although sometimes I think I should be! And thanks for all the kudos, I really am not handling things as well as it might sound...
